The responsibilities of the Maintenance- Manager include the following:
Responsible for the entire maintenance of various systems like Electrical, Air Conditioning, Plumbing, Medical Gas, Sewage Water Treatment, Environmental Treatment Plant, Carpentry Works, Painting, Lifts, PA System, Fire Extinguishers/Hydrant System/Smoke Detectors, Water Supply(Bore well/Tankers) and other Civil works.
Daily Tasks
· To ensure smooth running of these systems by carrying out proper preventive maintenance and to solve/organize day to day issues/problems for all the systems.
· Analyzing the problems facing day to day and providing/arranging for the best possible solution to enable us to run the system smoothly.
· Coordination with various contractors, AMC agencies for regular preventive works.
· Solve daily issues at various areas like OTs, ICUs, OPDs, Public Areas, Wards, Semi/Private Rooms, Deluxe rooms and Suite Rooms and timely completion of works
· Daily follow up with the Purchase Department, regarding the approvals for quotes submitted/ for the items required for the maintenance, which was indented.
· Follow up with the Finance/Accounts Department regarding the pending payments of the vendors/contractors, as the delay of payments will lead to delay in other works of respective contractors.
· Provide the technical details of items indented to the supplier, provide sample if available and follow up for the delivery of the items to stores.
· Daily Monitoring of the Medical Gas Complaints/Issues and provide suggestion to solve the issues and monitoring of various Civil Works throughout the hospital.
· Ensuring Regular supply of B-Type Cylinders to the Hospital on Daily Basis, by coordinating with supplier.
· Monitoring of Nitrogen/Co2 stock in the Gas Plant for OT Purpose.
Monthly Tasks:
· Submitting Monthly Reports of Maintenance Job Orders/Tasks to The GM (Operations), which shows the Job Orders for the month completed and the pending works which needs to be done along with the hindrances for the delay.
· Allocating various additional works throughout the hospital, to proper agencies by negotiating with the nominal rate and making sure that the work is completed in the desired time and as required, after necessary approvals.
· Maintaining proper inventory of all maintenance items and issue regular purchase indent to Department when needed.
· Monthly Preventive Maintenance of Various Lifts will be carried out by reminding the agency, if failed by stopping the lift for 2 hrs.
· Checking of Rain Harvesting System installed at our hospital.
Quarterly/Half Yearly Tasks:
· Testing of Drinking Water in Canteen - 4th Floor once in six months and collecting the report for the same.
· Quarterly inspection/Servicing of Fire Extinguishers/Fire Alarm Panels, Hooters and Hydrant Systems.
· Half-Yearly Cleaning of all Underground Tanks/Overhead Tanks.
· Preventive Maintenance of the Medical Gas Air Compressor System/Vacuum Pumps by calling the concerned agency.
Yearly Tasks:
· Regular Renewal of AMC Contracts of DG Sets, Lifts, Water Pumps, Fire Fighting Systems by collecting the quotes and submitting the same to Purchase Department for necessary release of Work Order.
· Instructing A/C Agency, to change the Hepa Filters yearly once, for OT 1 and OT 2, by procuring the HEPA Filters in time.
· Yearly Checking of all Lift Machinery/Shaft/Car by the concerned agency and getting the report for the same.
· Calibration of all Medical Gas Pressure Gauges/Switches in the Plant Room.
· Testing of Stack Emission of all DG Sets and collecting the reports.
· Cleaning of Facades on yearly basis.
