At Incubex, we help budding entrepreneurs 'just start up' through our professionally managed, hassle free, plug and play co-working spaces among a host of other services and resources that are critical to transform a good idea into reality. We help extend our fast growing network to provide access to various stakeholders that play a pivotal role in shaping, executing and nurturing an early stage start up. Startups at Incubex also get access to experienced mentors, angel investors, specialized professionals (Legal / Accounting / PR / Creative Designers / Advertising etc) and VC firms.

We now have four facilities in Bangalore located at Sarjapur Road, Koramangala, HSR Layout, Indira Nagar and the brand new upcoming facility in Bannerghatta (Near IIM Bangalore), where we cater to over 75 promising young startups, freelancers, SMEs and social enterprises, providing them co-working space and easy access to our constantly growing network.

Responsibilities 1) Undertake design project from concept to completion 2) Define project requirements and schedule during the “brief” 3) interpret and translate customer needs into rough plans 4) Set costs and project fees according to budget 5) Research and decide on materials and products sourcing 6) Produce “sample” and “mood products” 7) Supervise work progress 8) Work closely with designers, decorators, architects and constructors 9) Research and follow industry changes, evolutions and best practices Requirements and skills 1) Proven working experience in decorating interior spaces (consultations, renovations, space planning and new constructions) 2) Expertise in layout, colour, lighting, materials selection, custom furniture and all installations. 3) Proficient in AutoCAD, SketchUp, 3D Max, Illustrator or other design programs 4) Excellent portfolio of previous works 5) Creative talent, imagination and eye for design 6) Communication and presentation skills 7) Project management skills 8) BS degree in Interior Design or similar

Required Candidate profile •Housekeeping staff training •Storeroom (organizing / inventory management/ requisitions) •Signage / zone demarcation / infrastructure requirements / standardization •Asset management (common areas) •Arrangement of activities •AMCs (DG/UPS/Lift/EB Panels/HVAC / Hydraulic Car Parking etc) •Utility services (Pest control / tank cleaning / indoor and outdoor plants management •Recurring services such as drinking water, diesel, RO Plant, fire extinguishers, FAS •Vendor management (contracted staff, recurring consumables and third-party services) •Key management •Optimization of services / cost identification of dealer/ manufacturer •Housekeeping material standardization •Housekeeping personnel management / security •Client Experience uniforms / processes / checklists / charts/ visuals • Liasioning with BBMP/BESCOM officers, linemen etc. •Recurring Invoices (BESCOM/BWSSB/Garbage clearance/Diesel/HK Consumables) • Inward /outward register (People &amp; material) •Statutory compliances and inspections •Car parking management / markings for organized parking •Kitchen &amp; Pantry services •Warranties of assets procured (standardized list) •Post projects take over / handover of projects to facilities Candidate Requirement •Proven experience as facilities manager or relevant position •Well-versed in technical/engineering operations and facilities management best practices •Knowledge of basic accounting and finance principles • Excellent verbal and written communication skills • Excellent organizational and leadership skills •Good analytical/critical thinking •Any degree in facility management, engineering, business administration or relevant field •Relevant professional qualification (e.g. CFM) will be an added advantage • Preferably from hospitality or real estate facility management background

Roles &amp; Responsibilities • Identifying relevant retail &amp; corporate clients and offer them space in appropriate commercial properties .• Explore opportunities with Corporates for their office expansion plans.• Maintain excellent relationship with channel partners, brokers and IPC's. • Conducting site visits and meetings in order to close lease transactions. • Exposure to documentation like LOI, Lease agreements etc. • Ideal candidate shall have excellent rapport/ connect with Bank, and shall have good contacts with BDA/ BBMP, contacts with broker community, relocation companies, IT companies, CA firms, M&amp;A firms, understanding of digital marketing and good working relationship with real estate portals. • Establish contacts with builders and developers. • Building Chanel Partner Relationship with Tier 1 and Tier 2 Developers/ Builders across the city. • Conducting site visits and meetings in order to close lease transactions. • Generate Leads and convert them into customers, through local activities (procuring relevant databases, doing on-ground activities in corporates, clubs etc.) • Managing the listings of properties on real estate portals • Cold Calls with developers for exclusive marketing of residential developments. • Build a team of telemarketing in house team .• Building strong pipeline of enquiries. • Build strong base of owner properties for resale as well as new builder projects.• Building relationship with Banks/NBFCs for financing&nbsp; Required Candidate profile • Work Experience of 3-5 years in Real Estate Advisory/ International Property Consultants. • Leasing experience is an added advantage .• Graduates/ MBA degree / Diploma .• Positive attitude for doing 2-3 meetings each day, for meeting new people and someone who enjoys doing sales. • Experience in direct sales will be an added advantage. • Excellent communication &amp; presentation skills .• Ability to understand requirements of prospects and decent aptitude to understand and pitch property solutions to prospects. • High levels of passion and ownership.
