The Housekeeping Manager is responsible for ensuring a clean, safe, infection‑controlled, and patient‑friendly environment across all hospital areas—clinical and non‑clinical. The role oversees housekeeping operations, linen & laundry, pest control, and public area maintenance, with strict adherence to NABH standards, BMW (Biomedical Waste) rules, infection prevention protocols, and hospital SOPs. The manager leads internal teams and outsourced vendors, drives audits & training, and continuously improves patient experience.


Key Responsibilities

1) Hospital Housekeeping Operations

  • Plan, supervise, and monitor daily housekeeping services across OPD, IPD, ICU, OT, Cath Lab, ER, Diagnostics, Cafeteria, Admin, common areas and parking.
  • Ensure zonal cleaning schedules, terminal cleaning for OTs/ICUs, and rapid turnover for beds and procedural rooms.
  • Maintain public area hygiene (lobbies, lifts, staircases, washrooms) to hotel-grade standards while complying with clinical requirements.


2) Infection Control & Compliance

  • Implement and monitor infection prevention protocols in coordination with Infection Control Team (ICT) and Nursing.
  • Ensure correct disinfectant dilution, contact time, color‑coding, and bio‑cleaning techniques.
  • Enforce Biomedical Waste (BMW) segregation, storage, and handover as per CPCB/MPCB and NABH standards.
  • Ensure PPE compliance, needle‑stick safety around cleaning teams, and spill management SOPs.


3) Quality, Audits & SOPs

  • Create and maintain SOPs, checklists, and frequency charts for all zones (including high-risk areas).
  • Conduct daily rounds, ATP/fluorescent marker hygiene checks where applicable, and documentation per audit needs.
  • Prepare and present monthly quality dashboards (trends, gaps, CAPA) to Operations/Quality.


4) Team & Vendor Management

  • Lead a team of supervisors, stewards, and attendants; manage outsourced housekeeping partners and AMCs.
  • Prepare duty rosters, ensure full shift coverage (24/7), handle redeployments and leave planning.
  • Conduct onboarding and recurrent training (infection control, BMW, equipment use, etiquette, fire safety).
  • Ensure SLAs and KPIs are met; run toolbox talks and daily huddles.


5) Linen & Laundry Management

  • Oversee linen inventory, par levels, stain management, rejection criteria, and OT/ICU sterile linen controls in coordination with CSSD.
  • Monitor laundry processing (in‑house or outsourced): wash parameters, segregation, packing, transport hygiene.
  • Track losses/shrinkage and conduct root-cause analysis.


6) Materials, Equipment & Technology

  • Ensure availability and preventive maintenance of autoscrubbers, single-disc machines, vacuum cleaners, biomedical trolleys, wringers, etc.
  • Validate chemical MSDS, safe storage, and usage logs; drive green cleaning initiatives where feasible.
  • Use CAFM/CMMS/helpdesk tools for tickets, closures, and performance tracking.


7) Patient Experience & Safety

  • Collaborate with Nursing/Front Office to improve room readiness, turnaround time, and patient feedback scores.
  • Address escalations compassionately and promptly; conduct service recovery.
  • Ensure fire & life safety, PPE, safe lifting, and incident reporting adherence.


8) Budgeting & Procurement

  • Prepare and control Opex (manpower, consumables, chemicals) and Capex (machines, equipment).
  • Optimize costs through usage analytics, route planning, and process standardization without compromising quality.


Qualifications & Experience

  • Graduate in Hospitality/Facility Management/Any discipline; Diploma in Housekeeping/Facility Management preferred.
  • 7–12 years of housekeeping/facility management experience with 3–5 years in a hospital (tertiary care preferred).
  • Strong knowledge of NABH standards, BMW Rules (CPCB/MPCB), infection control practices, and healthcare safety norms.
  • Experience managing outsourced vendors, large teams, and 24/7 operations.

  • Stakeholder management with Nursing, Operations, Biomedical, CSSD, Security, F&B, and Admin.
  • Data-driven: dashboards, SLA/KPI tracking, forecasting & budgeting.
  • Customer service & communication: patient-first approach, etiquette.


Key Performance Indicators (KPIs)

  • Room/Bed Turnaround Time (discharge to ready).
  • Compliance scores: Infection control rounds, NABH findings closure.
  • BMW compliance (segregation errors, incident rate).
  • Audit outcomes (internal/external; non-conformities & closure time).
  • Patient/Unit Feedback (cleanliness ratings, complaint closures).
  • SLA adherence (helpdesk ticket TAT, public area frequency hits).
  • Linen metrics: par compliance, rejection %, loss/shrinkage.
  • Cost per occupied bed day (cleaning & linen) and chemical consumption per area.
  • Safety: incidents/near-misses, PPE compliance.


Tools & Systems Exposure (Preferred)

  • CAFM/CMMS for ticketing and asset upkeep (e.g., Infor, SAP PM, IBM Maximo, or equivalent).
  • Quality management tools (5S, Kaizen, RCA, CAPA).
  • Basic Excel/Power BI for dashboards & analysis.
